OUR PROCESS

    • This is when we run comps on the property.

    • Coordinate with the current tenants and schedule a time to view the property.

    • Photography is done.

    • At this phase we will ping what damage has been done in the property and assess what needs to be done to list it again.

    • Keys or tenant access will be coordinated.

    • Open houses are typically scheduled Tuesday, Thursday, Saturday or Sunday.

    • Clients are pre-screen and pre-qualified with our forms and email inquiries.

    • Pre qualified clients are scheduled promptly and we have agents available 24/7 to coordinate showings.

    • Clients sign letter of intent so we know they are serious.

    • Basic documentation is received and compiled

    -3 Most Recent Bank Statements

    -3 Most Recent Paystubs

    -Full Credit and Background Check

    • You don’t receive applications that are non complete or missing documentation the only thing your team needs to do is review and approve.

    • We follow the standard rule of 40x the rent and good credit (Above 700) for all our pre-qualification and applications.

    • We update clients every 9am and every 6pm to make sure they are actively engaged and not wasting time.

    • Even when we have an application process pending we are still showing until leases are signed.

    • Pre-qualified leads are then filtered throughout the portfolio for any potential vacancies.

    • Standard Blumberg leases for stabilized and non-stabilized properties are included here.

    • We can generate leases in house to your standard and custom make it.

    • Payments are processed at this phase, we can either do certified checks, wire transfers, or click-pay links can be done here.

    • Agent does another walkthrough after leases are signed to ensure there will be no snares that hold up the deal and turnover.

    • Clients are setup with renters insurance with building owner as additionally insured.

    • Utilities are coordinated with clients and we ensure this is transferred to their name before move-in.

    • Referred movers are given to clients to use, all our partners have COI which will be promptly sent to building management.

    • If necessary we will do a complimentary cleaning of the apartment if the super wasn’t able to do it.
